Every home inspector at some time in their career will get "THE CALL" you know, the client that says I have a problem with, my roof, my plumbing, water in the basement etc. And then what happens is we get defensive. That's the first mistake. The client wants answers not a confrontation. Here's where I come in. I take all of your complaints and I take them out of your office and, into mine. Once it is in my hands, they do not need to call you again. If you want to buy E&O Insurance you can but, be advised if you do not continue your policy from year to year, they will not pay for any claims the previous year. Most policies will have you pay the first five thousand anyway then they will perhaps drop you or raise your rates. My Goal is to satisfy all parties. What that means is, I will take your report and I will meet with the client to go over the area of concern. If after my investigation I feel you are not at fault I write a report referencing your report to explain their area of concern was fully explained and they are not entitled to any compensation. Be advised, in this litigious society anyone can and will be sued. If, on the other hand, you are responsible, I will engage all of my trades people, termite, roofers, plumbers etc. and, get you the lowest cost to repair the item or, you may want to write a check directly to your client. If that is your decision, I will negotiate the lowest cost to you and will get a full release from the client to protect you from any future claims. Another benefit is, I will review your pre-inspection agreement and, give you statements that will help limit your exposure. The advantage to your company is, you can concentrate on your inspections without the thought of the "THE CALL" on you mind |
My price is as follows: $500.00 yearly sign-up fee $100.00 per hour per complaint + costs* a typical complaint would run about one hour initial phone call, 2 hour meeting, 1 hour report 2 hr. finalizing for a total 6 hrs, $600 + costs* (Max per complaint 10 hours)* If my contractor has to come and repair anything his charge wouldbe your responsibility Sign up before March 31st 2012 and I will take $200.00 off the first year signup fee! |
